Over the last few decades, the residential real estate rental market has been entirely a landlord's market. It's not surprising, considering that in the early '90s, there was a shortage of square meters per capita in the capital, and not much housing was being built. The demand was constantly fueled by the population's migration from the regions to Kyiv. Only a few could afford to pay for a costly mortgage, so everything was in favor of landlords.

However, over time, the situation began to level out, and in the last year and a half, it has changed drastically.

So, what is happening in the apartment rental market in Kyiv, what are the prices and offerings - let's try to understand in our short overview.

From conversations with real estate agents, it becomes clear that there is more available rental housing now. Affordable one-bedroom apartments can be on the market for several weeks. Although previously, such apartments didn't even have time to enter the real estate agency databases and were rented out within a day.

The situation is a bit more challenging for more expensive and luxurious properties. Finding a client for such housing, which was often rented by wealthy people or foreign citizens, is now more difficult.

Despite all this, it cannot be said that the market is completely absent. Deals are happening, and housing is being rented. But the scale is not the same - the market has narrowed. And it has become a tenant's market. Now you can calmly and without haste look for options, without worrying that a good option will disappear from the market tomorrow. You can easily search for - and find - housing nearby or not far from your workplace.

As for the prices? Analyzing the offerings and studying the market statistics, you can tentatively mention the following figures:

  • For a one-bedroom apartment, the current asking price is 8500 UAH
  • For a two-bedroom - 11000 UAH
  • For a three-bedroom - 15000 UAH

Of course, these figures are averaged and do not take into account a multitude of details, such as location, the condition of the building, and the quality of the apartment's renovation. Housing in new buildings with fresh renovations is in higher demand.

Market players are making cautious predictions about a slight, around ten percent, market growth in the fall. The traditional factor for such expectations is the increasing demand due to students and people looking for work in Kyiv.
